Potomac Riverside Farm
Hedgesville, WV

Nestled along 500 feet of scenic Potomac River frontage, Potomac Riverside Farm has been part of our client’s family since 1815. Originally a 1,000-acre working dairy farm, the historic estate once included a stone farmhouse, barns, and various outbuildings. After much of the property was sold for development in the 1980s, only the original farmhouse and 20 acres remained—purchased decades later by our client at auction.

In 2014, architect Seth Ballard was invited to reimagine the dilapidated farmhouse and its surrounding structures. Partnering with Bethesda-based builder Frank Bell, the project sparked a long-term collaboration affectionately dubbed “Brothers from Another Mother.”

With its two-foot-thick stone walls and well-maintained metal roof, the farmhouse offered a solid yet weathered foundation. The team began by removing the damaged plaster, uncovering a stunning original timber frame that became central to the new design. In the Family Room, the restored wood beams remain exposed, preserving the home’s authentic character.

The renovation carefully blended historic preservation with modern comforts: reclaimed flooring, vintage light fixtures, and hand-selected finishes pair with new kitchens, bathrooms, HVAC systems, smart wiring, and insulation. A newly added dormer opens to panoramic river views. The side wing was transformed into a custom farmhouse kitchen featuring character cherry cabinetry, walnut accents, vintage tile, and a bespoke copper hood.

Adjacent structures were also reimagined. The old Well House was converted into a bourbon room complete with a new porch and side patio—perfect for entertaining. Future phases include plans for a new barn and pool to further activate the riverside retreat.

This project stands as a testament to sensitive historic restoration, thoughtful craftsmanship, and enduring partnership.
